It pushes a cleaning solution through every pipe and radiator and shifts the black iron oxide that builds up over the years. The water comes out black at first and runs clear by the end, and you’d be surprised what comes out of homes that haven’t been flushed in a decade. For a typical King’s Lynn home, allow three to five days depending on the size of the house and how much pipework needs running. A straight boiler swap on a sound system is a one-day job by comparison. We’ll give you an honest timing when we survey the property, and we keep the water off for as little of it as possible.

Thermostatic radiator valves and a decent programmer are the workhorses. TRVs let each room run at its own temperature instead of the whole house heating to the level of the warmest room, and a programmer that’s set up properly stops the heating running when nobody needs it. Controls are usually the cheapest improvement with a visible effect on the bill.
