Delta Gas Installations provides Gas Safe registered landlord gas safety checks (CP12) for rental properties across King’s Lynn and West Norfolk. A CP12 confirms every gas appliance in a rented property has passed its annual safety inspection. It’s a legal requirement for all UK landlords under the Gas Safety (Installation and Use) Regulations 1998. Delta Gas Installations (Gas Safe registered, number 555320) can usually book a visit within a few days, completes the check in 30 to 45 minutes, and issues the certificate on the same day. If you rent out a property with a gas boiler, a gas hob or a gas fire, you need a valid landlord gas safety check every twelve months. The Gas Safety (Installation and Use) Regulations 1998 make this a legal requirement for all landlords in England, Scotland and Wales. It is one of the services we cover as your local gas engineer in King’s Lynn.
It is sometimes called a CP12. That is just the name of the form the engineer fills in. The proper legal term is a landlord gas safety record, and it confirms that every gas appliance in the property has been inspected and tested and is safe for your tenant to use.
We see this every week across King’s Lynn. A landlord rings up because a tenancy is starting next Friday, and the old certificate ran out two months ago. That’s a problem, because without a valid certificate you cannot legally let a tenant move in. If something goes wrong with an appliance in the meantime, it leaves you exposed.
Here is what the law requires of you:
Fail to do any of that and you are committing a criminal offence. The fines have no upper limit, and serious cases can lead to prosecution and, at the far end, imprisonment. The Health and Safety Executive is clear that landlords have a legal duty to keep gas appliances maintained and checked. These checks are not guidance. They are the law.
Beyond the legal side, there is a simple practical point. A gas fault or a blocked flue can produce carbon monoxide. You cannot see it or smell it, so your tenant will not know until it is too late. The annual check is there to catch that before it happens.
We’re Gas Safe registered, number 555320, and you can check us on the public register. We carry out landlord gas safety checks for private landlords and letting agents across King’s Lynn, Gaywood and the wider West Norfolk area. If your certificate is due or overdue, drop us a line and we’ll get it sorted.
A bit of prep goes a long way. It happens often: a landlord books the inspection and then nobody tells the tenant. We turn up, the boiler is boxed in behind furniture, the cooker is buried under pots and pans, and the visit takes twice as long as it should.
Here is what to sort before we arrive.
That’s it. Nothing complicated.
Skipping these steps causes delays, which becomes a real problem when you are trying to get a certificate sorted before a new tenancy starts. We’ve had landlords ring on a Friday afternoon needing the CP12 before a tenant moves in on Monday. We’ll always do our best to fit you in, but a bit of planning makes the job smoother for everyone.
If you manage several properties across King’s Lynn, we’re happy to look at your schedule and group inspections together. It saves you time and saves us driving back and forth. We’re Gas Safe registered, number 555320, and you can check us on the public register. Any questions before the visit, just shout.
We get asked this a lot, and it’s a fair question. Most landlords are not standing there watching while we work.
The check follows a set procedure. Every gas appliance in the property is tested individually. That means the boiler, the gas hob and any gas fire. Each one is checked for safe operation and correct combustion. We check the gas rate, the burner pressure and the flue gas readings to make sure nothing is burning incorrectly or producing carbon monoxide.
Here is what we go through on a typical visit to a rental property in King’s Lynn:
The check usually takes around 30 to 45 minutes for a property with a boiler and a gas hob. A property in Gaywood with three gas appliances might take a touch longer, and a one-bed flat with just a combi is quicker still.
Most of the time everything passes without issue. If something is not right, we tell you straight. If an appliance is unsafe, we have a legal duty to classify it and record it on the certificate as ‘at risk’ or ‘immediately dangerous’. We then talk you through what needs doing next.
We’re Gas Safe registered, number 555320, and you can check us on the public register. That registration is what gives us the legal right to carry out the check and issue the certificate. Without it, the CP12 is not valid.
Delta Gas Installations is ready to help.
Once the check is done, you get a CP12 certificate. This is the document that proves your property is compliant. Not every certificate is filled in properly, and a poorly completed one can cause as much trouble as not having one at all.
This happens more often than you’d think. A landlord in Gaywood handed us a CP12 from another engineer, sure everything was sorted. Half the fields were blank. No flue readings recorded, no appliance serial numbers. That certificate was not worth the paper it was printed on.
A valid CP12 needs to show:
If any of these are missing, the certificate may not hold up. The Health and Safety Executive sets out the full landlord’s gas safety responsibilities, including keeping records for at least two years and giving a copy to your tenant within 28 days of the check, or before they move in for a new tenancy. This is the part that catches people out.
You can also verify the engineer who signed it. Go to the Gas Safe Register website and type in their registration number, and it tells you exactly what work they are qualified to do. Ours is 555320 if you want to look us up.
A proper CP12 protects you and your tenant. If there is ever a dispute or an incident, it is the first thing people look at. We fill every field, record every reading, and make sure you have a clean document you can hand straight to your letting agent or keep on file. No gaps, no guesswork.
This is a common point of confusion. Say you have a certificate expiring in August, but your tenant is moving out in June. If you book the check early, does next year’s fall due in June instead?
No. Here’s why that matters.
The rules allow you to renew up to two months before your expiry date without losing your annual renewal date. If your current CP12 runs out on 15 August, we can carry out the check any time from 15 June, and the new certificate still runs to 15 August the following year. Your annual cycle stays the same.
This comes up often across King’s Lynn, especially with landlords who manage a few properties around Gaywood or South Wootton. With tenancies changing over in summer, landlords want everything fresh before a new tenant moves in, and they want to avoid paying for two checks in quick succession. The two-month window sorts that out.
A couple of things worth knowing:
We keep a record of your renewal dates. Once you’re on our books, we’ll drop you a reminder a few weeks before that two-month window opens, so you have plenty of time to get it sorted without a rush. No chasing, no last-minute scramble.
With 16 years in the trade, we’re owner-operated, no call centres and no middlemen. You speak to Scott directly. If you’re not sure where you stand with dates, give us a call and we’ll have a look and see what makes sense for your situation.
Common questions about landlord gas safety certificates in King's Lynn.
We can often fit you in within a few days, sometimes sooner if a tenancy is starting soon. We know landlords sometimes ring on a Friday needing a certificate before a tenant moves in on Monday, and we do our best to help. If you manage several properties across King’s Lynn or Gaywood, we can group your inspections into one visit. This saves you time and keeps your certificates in line with each other, rather than expiring on different dates through the year.
We test every gas appliance in the property, including the boiler, the hob and any gas fire. Each one gets checked for safe operation using a flue gas analyser, and we test the pipework for tightness. This takes around 30 to 45 minutes for a typical property with a boiler and a hob. A larger place in Gaywood with more appliances might take a little longer. Once finished, we issue your CP12 certificate on the day.
A CP12, also called a landlord gas safety record, is the certificate confirming your gas appliances have passed their annual safety check. Yes, you need a new one every twelve months. This is a legal requirement under the Gas Safety Regulations for every landlord in England, Scotland and Wales. We see landlords across King’s Lynn get caught out when a certificate quietly expires between tenancies. Without a valid CP12, you cannot legally let a tenant move into a property with gas appliances.
If we find a problem, we tell you straight away and explain it in plain terms. Depending on how serious it is, we classify the appliance as ‘at risk’ or ‘immediately dangerous’ on the record. This turns up now and then with older boilers in some King’s Lynn terraces, usually a flue or ventilation issue. We’ll explain clearly what needs putting right so you can get a valid CP12 issued as quickly as possible.
You must give your tenant a copy of the CP12 within 28 days of the check, or before they move in if it is a new tenancy. You also need to keep your own records for at least two years. This paperwork side catches a lot of landlords out, especially when juggling several properties around West Norfolk. We can talk you through the timings so nothing slips through the gaps between tenancies.
No, but someone needs to give us access, whether that is you, your tenant or a letting agent. Clearing space around the boiler, cooker and gas meter beforehand speeds up the visit. In older King’s Lynn terraces the meter is often tucked in a cupboard under the stairs, so a few minutes clearing it saves time on the day. Just make sure the boiler is switched on before we arrive.
